He reads and answers the English messages himself, and he runs the projects on site. There is no account manager in between.
How we handle English, honestly
We are a Japanese construction company. Our written English is machine-assisted — we use translation tools, and a person checks every message before it goes out. Our spoken English is limited.
We tell you this because it changes what you should expect, not because we are apologising for it. In practice:
- Write to us rather than call. In writing we are accurate. On the phone we are not.
- Say so if something reads oddly. A translation can be grammatically perfect and still miss your point. If a line in a quotation doesn’t sit right, tell us — that is not a nuisance, that is the system working.
- Nothing important stays verbal. After any meeting or site visit you get a written English summary of what was decided. In construction the expensive mistakes are the ones where two people left the room believing different things; if we misunderstood you, that document is where you catch it.
Building in Hokkaido for 29 years is what we are good at. English is the tool we use to get you that work, and we would rather be plain about how the tool works than have you discover it halfway through a project.

Construction Business Licence
In Japan, construction work above a set contract value may only be carried out by a licensed contractor. This licence is issued by the prefectural governor and the registration is public.
Registered First-Class Architect Office
The registration required to carry out architectural design and construction supervision in Japan. We have two first-class registered architects and one first-class construction management engineer on staff.
Asbestos survey qualifications held in-house
Japanese law requires an asbestos pre-survey before demolition and many renovation works, regardless of the building’s age. We hold the relevant surveyor and work-chief qualifications, so the survey is not subcontracted out.
The kind of work we take on
We are a general contractor — not a fixture dealer or a single-trade company. In practice that means we can open a wall, move the pipe behind it, and finish the room back again with one team and one contract.
The work we do most: bathroom, kitchen and toilet renovation; full interior renovation of houses and apartments; roof and exterior wall repair; drain cleaning and blockages; demolition. We also build new houses.
If what you need isn’t on that list, ask anyway. We would rather tell you honestly that it isn’t our work than take it on badly.

Sapporo, and the Niseko area
We are based in Kiyota-ku, Sapporo, and work across the whole city. We also travel to Niseko, Kyogoku and Kutchan, and we currently have work in progress there for overseas owners.

Questions we get asked
Do you speak English?
In writing, yes — email, WhatsApp, Instagram and LINE, and every document we give you. On the phone, no: our line is Japanese only. In meetings we use translation tools and follow up with a written English summary, so the agreement never rests on what was understood in the room.
Do you cover the Niseko area?
Yes. We travel from Sapporo to Niseko, Kyogoku and Kutchan, and we have work in progress there now. For any site outside Sapporo we quote the travel cost and site-survey fee in advance, in writing, before we visit.
Is the on-site survey free?
Inside Sapporo, the survey and the estimate are free, and there is no cancellation fee if you decide not to go ahead. Outside Sapporo we quote the travel and survey fee first and only come once you have approved it.
