We agree the scope and quotation in writing before work starts. Any changes are discussed with you before proceeding.
Timing depends on access, the work involved and the weather. Outdoor work is affected by Hokkaido’s snow season.

We are based in Kiyota-ku and work across Sapporo. We also take inquiries for Niseko, Kutchan and Kyogoku. For other locations in Hokkaido, please ask us about availability.
Site visits and survey costs depend on the location and the work involved. We will explain any applicable fees before arranging a visit.
Your written quotation sets out the work and its cost. Travel and other applicable charges are discussed in advance.

When something needs attention

A blocked drain?
Send the address, a photo and a description of what is happening. We can then discuss availability and the next step.
Office hours are 8:00–18:00, Monday to Saturday, Japan time. Messages can be sent at any time. This is not a 24-hour emergency call-out service.
Repair prices and service limits
Existing guide prices include tax: straightforward pipe thawing from ¥22,000; thawing behind a wall or under the floor from ¥33,000; drain cleaning from ¥33,000; drain cleaning with a camera survey from ¥55,000; roof-ice or frozen roof-drain work from ¥33,000.
These guide prices apply to Sapporo. Availability, site conditions, travel and out-of-hours work affect the quotation. We explain applicable charges before arranging a visit. We use a registered plumbing partner where the work requires one.

Before you inquire

Can I start before I arrive in Japan?
Yes. Send the location, photos and a description of the work. Tell us if someone in Japan can arrange access. We will discuss the next steps with you in writing.
What language will we use?
We handle written inquiries in English with translation tools and human review. Phone calls are in Japanese. For meetings and site visits, we use translation tools and confirm key decisions in writing.
The current contract process uses Japanese contracts with an English translation. Ask us to explain any part before you sign.
When can work begin?
It depends on the work, current availability, site access and the weather. Tell us your preferred timing when you inquire. We will discuss a schedule after reviewing the scope.
How are payments arranged?
Payments are in Japanese yen. The payment stages depend on the project and are agreed before work begins. If you will pay from overseas, let us know so we can confirm the arrangements.
What happens if I have a question after completion?
Contact us in writing with the project details and, where useful, photos. We will review your concern and discuss the next step with you.

You do not need a finished plan. Tell us where the property is and what you would like to do. Photos and plans are helpful if you have them. An accurate quotation often requires a site visit: dimensions, damage and working conditions cannot always be assessed from photos alone. We will review your inquiry and explain the next steps. If a visit or survey involves a fee, we will let you know in advance.
We normally reply in English within one business day to acknowledge your inquiry and discuss the details. We send a quotation once we have confirmed the scope and site conditions.
